Changing Brake Pads

Don’t be intimidated by the word brake pads. Changing the brake pads is a very easy procedure and can be done using simple tools such as a wheel lug wrench, basic wrenches, pliers and jack stands. The procedure is pretty straightforward. Here’s how to do it-

  • Remove the wheel
  • Pull out the hardware
  • Remove the worn out brake pads
  • Push in the calliper piston
  • Install the new pads
  • Reinstall the hardware
  • Repeat the same steps for each wheel

Most of the car brake pads need to be replaced around every 30,000 kilometers. However, every car is different, so check the owner’s manual for the exact specifications.

Changing the Battery

Changing the car batteries is by far the easiest of the DIY car repairs. All you need is a basic set of wrenches and you are good to go. Here’s how to do it-

  • Remove the negative [black] cable first and then the positive cable [red]
  • Remove the old battery and place the new one
  • Replace the positive cable first [red] and then the negative cable [black]

Changing the Oil

To change the oil, you will need a jack, an oil filter wrench and a drain pan. Here’s how to do it-

  • Fix the jack and locate the oil pan under the car
  • Remove the drain plug and drain the oil into the oil pan
  • Replace the plug once the oil is drained
  • Go to the engine and remove the old oil filter with the oil filter wrench
  • Lubricate the rubber gasket on the new oil filter
  • Fill the new oil filter with new oil
  • Screw in the new oil filter
  • Fill the engine with new oil using a funnel
  • Check with the oil level with a dip-stick to make sure it’s full

What does the Platinum certification ensure?

To the environment it means long-term protection through the much-needed conservation of precious resources such as water and energy.

About 50,000 litres of water is saved every day at Kumari Amaranthine from recycling alone. An advanced Sewage Treatment Plant [STP] ensures that money is saved on buying additional water from water tankers, otherwise needed for car-wash, landscape watering, and use in toilet flush tanks. The project also has a separate grey water treatment plant which handles the used potable water. The recycled grey water can be used for domestic purposes.

The energy-saving measures adopted at Amaranthine include a 40KW in-house solar plant, energy-saving fittings and efficient distribution of power, among others. Moreover, the structures have been built with clay blocks – a 100% natural, green product that is non-toxic – and the windows fitted with glazed glass. Both clay blocks and glazed glass provide better insulation. It helps reduce the need, and therefore, costs of AC and other ventilation devices.

To every home owner, the Platinum certification would translate into direct savings on utility bills.

At Kumari Amaranthine the monthly water savings through recycling alone amounts to a whopping 15,00,000 litres. Water costs about 10 paisa per litre in Bengaluru, and hence the savings per home per month stands at about 1,500 rupees. This is for water saved through recycling alone. Water consumption is further reduced through low flow water fixtures, rain water harvesting and bore well recharge.

The clean and green energy generated from the solar plant combined with other energy-saving factors at Kumari Amaranthine leads to savings of up to another 1,500 rupees per month per home. This saving is as per calculations by EDGE, a unit of International Finance Corporation, World Bank Group.

Cricket, the game is synonymous across India and it is one game that is considered as a passion & religion by many of us! Even though the T20 format of the game resulted in shifting gears, contributions by these players in One-day Internationals, Test Cricket and T20 format [where few of them played] would always be cherished.

There are some achievements in Cricket that leave a mark forever and one such feat is Anil Kumble’s 10 wickets in a Test Innings against our arch rivals – Pakistan. Though Kumble was a leg-spinner, some of the deliveries that he bowled were faster than a medium-fast bowler and that is also one of the reasons why he is called Jumbo. He is nicknamed Jumbo not only because of his deliveries, that, for a spinner, are as fast as a jumbo jet, but, also because his feet are quite big or Jumbo as observed by his team-mates [Source].

More than half of Indian employees anticipate that they will be up against a less comfortable retirement than their parents’ generation, according to the latest survey by global advisory, broking and solutions company Willis Towers Watson. The 2016 Global Benefits Attitudes Survey* found that while employees’ satisfaction with their financial situation in India has increased 9% since 2013, 56% of Indian employees still fear that they will be worse off than their parents in retirement.

When questioned about their current financial state, as many as 46% of employees express concerns and more than 1-in-3 stated that their financial problems negatively affect their lives. The study of over 2,000 employees in India found that almost 54% worry about their future financial state. A growing proportion of employees expect to work through their sixties to meet their financial obligations. All these factors pertaining to financial insecurities hinder performance of employees at the workplace.

The research found that 52% of employees think that they are less effective at their work due to financial problems. Among employees who have both short-term and long-term concerns, 75% admit to above average or high stress. In contrast, the same is true for less than 2-in-5 employees in the unworried group, employees who are not worried either about the short or long-term. Employees with both short- and long-term concerns are 1.5 times more likely to report poor health and twice as likely to leave for another job.

The growing insecurities of employees around long-term financial stability demands the immediate attention of employers. Companies are beginning to take steps by making their employees’ financial well-being a core component of their overall well-being strategy and employee value proposition. Gradually, employers are understanding the link between their employees’ well-being and their performance and productivity at work and how this affects the organisation’s bottom line. Soon, they will realize that a holistic approach is needed to address these issues effectively.

According to the survey, 57% of Indian employees support the idea that their employer should have a role in encouraging them to save for retirement. However, 32% would be uncomfortable receiving targeted messages from their employer on these matters. Such complexity should be addressed with sensitivity.

As per the findings of Willis Towers Watson’s Staying@Work 2015/16 survey** : 46% of employers intend to offer a comprehensive suite of tools, seminars and education that cover budgeting, planned large purchases, debt reduction, wealth accumulation, protection/insurance and tax assistance/advisory by 2018.

The biggest growth in promoting financial well-being in India will be in the use of customized and targeted messages, where 50% of employers intend to do so over the next three years, on top of the 13% currently doing so. Employers should aim to help employees address their different issues, from short-to-medium-term savings, through to the traditional long-term retirement savings.

The survey results also suggest that 1-in-4 employees, when asked about their top priorities, prefer superior retirement or health benefits to pay & bonus and more than 2-in-5 would prefer some alternative to pay & bonus.

There is a need to boost engagement and productivity by re-configuring the benefit package offered by employers. Different employee segments may require a different mix of benefits that depend on their financial priorities at their given stage in life. For employers to move beyond their conventional role and intervene to support their employees, a one-size-fits-all approach cannot be adopted consistently across all organisations as a solution.

Survey Methodology

*Willis Towers Watson’s 2016 Global Benefits Attitudes Study [GBAS] surveyed over 30,000 non-governmental, private sector employees in 19 countries and collates rich information on health and retirement.
